The Cheapest (and Most Expensive) Eircodes in Ireland (310,000+ Sales)
Everyone knows Dublin is expensive. But did you know there's a 5.3x price difference between Ireland's priciest and cheapest Eircode areas? We pulled 310,383 property sales from the Property Price Register (2021–2026), mapped them to their Eircode routing area (the first three characters of the Eircode), and ranked them all.
The result? A postcode lottery where your three little letters can mean the difference between €135,000 and €710,000.

The 15 Most Expensive Eircodes
No surprises at the top — it's south Dublin all the way down. A94 (Blackrock / Dun Laoghaire) leads at €710,000, followed by D06 (Rathgar / Ranelagh) at €695,000. The only non-Dublin entry in the top 15? A63 (Greystones), sneaking in at #11 with €480,000.

The 15 Cheapest Eircodes
At the other end of the scale, H23 (Castleblayney, Co. Monaghan) comes in at just €135,000. That's cheaper than a parking space in some Dublin postcodes. You'll notice the cheapest areas cluster in the northwest — Donegal, Mayo, Roscommon, Leitrim, and Monaghan dominate the bottom of the table.

Where Do the Bands Fall?
Most of Ireland is more affordable than the headlines suggest. Of the 140 Eircode areas we tracked, 66 (47%) have a median under €250,000. Only 10 areas break the €500,000 barrier — and they're all in south Dublin. The median of medians is €262,500, meaning half of all Eircode areas have typical prices below that.
The €200–250k band is the most common, with 35 Eircode areas falling in this range.
The Range Within Counties
Here's what's interesting — even within a single county, the spread can be enormous. Dublin has a €428,000 gap between its cheapest and most expensive Eircode. Cork's spread is €235,000. Meanwhile, Donegal's range is just €20,000 — uniformly affordable.

What This Means for You
The Eircode data tells a story that goes beyond “Dublin is expensive.” Here are the practical takeaways:
- South Dublin is its own market. The top 10 Eircodes are all in south Dublin / north Wicklow, and they're 2–5x the national median. If you're being priced out of D06 or A94, even moving to D24 or D15 can save you €250,000+ while staying in Dublin.
- The northwest is where the bargains are. Donegal, Mayo, Roscommon, Leitrim, and Cavan offer medians under €200,000. Remote work has opened these up to people who don't need to commute.
- Cork and Galway cities are surprisingly reasonable. T12 (Cork city) at €340,000 and H91 (Galway city) at €325,000 are both well below Dublin's cheapest postcodes.
- Look at the postcode next door. Within Dublin alone there's a €428,000 spread. A few kilometres can make a massive difference.
Eircodes aren't destiny — there are cheap houses in expensive areas and expensive houses in cheap ones. But the median tells you what the typical buyer pays, and that's worth knowing before you start your search.
