We analysed 64 coastal towns with 30+ sales across 12 counties. The average premium is +14% — but Castletownbere costs 41% less than inland Cork while Rosses Point costs 151% more than inland Sligo.

Dalkey and Ballybrack are 2km apart. The price gap is €670,000. We mapped median prices across 137 Dublin areas and found 10 neighbouring pairs with gaps exceeding €175K.
